CONSTRUCTION DELIVERY

PROJECT DELIVERY SYSTEM
The traditional design-bid-build method of delivery accounts for only 33 percent of the construction projects nationwide. The remaining 67 percent of construction projects involve design build or negotiated general contracts. The preferred method of project delivery has shown less cost and schedule growth than the traditional method. Furthermore, studies have shown better ease of start up, lack of call backs, and lower operation and maintenance. Bringing Peters Construction Corporation on board as a team member early in the process will reap great advantages for the owner.

DESIGN-BUILD
Peters Construction Corporation has been on the cutting edge of design-build construction since the 1960s. The design-build project delivery system consists of a construction agreement in which Peters provides both the design and construction services on the project. Advantages of design-build construction might include
• Fast tracking, which allows construction to begin while the design process is still underway
• A shorter project duration from inception to completion
• Single point of accountability for the owner
• Team development between the owner, contractor, and architect with a common goal
Communication is critical. Peters will listen, understand, and react.

PRE-CONSTRUCTION

PRE-CONSTRUCTION SERVICES
Depending on the owner and project requirements, we will provide conceptual estimating, constructability analysis, and a detailed estimate as we work toward the establishment of the construction budget. We will work closely with the owner and architect to analyze the project and select a construction team that will exceed everyone's expectations. At Peters, we believe that communication is the key to success, and the foundation of a project begins with the pre-construction phase.

VALUE ENGINEERING
At Peters we believe in creating a partnership with the owner and architect on each project. The goal of this partnership is a construction project that meets the quality and budget requirements set forth by the owner. Peters is committed to working tirelessly to bring the project within budget and assisting the architect on the preliminary design and constructability of the project. A long history as a successful design-build general contractor allows Peters to be a valuable member of the team.

CONSTRUCTION

CONSTRUCTION MANAGEMENT
At Peters we believe in the philosophy “make things happen—don’t let them happen.” Therefore, we manage our projects. This includes development of a master construction schedule and superintendents preparing a two-week schedule that is updated on a weekly basis. We also have job costing tools such as Weekly Labor Reports, Job Cost Reports and Detailed Job Cost Reports that document where each dollar is spent on the project. Finally, the most critical element to management is communication. We believe in keeping all lines of communication open throughout the project, from inception to completion. We don’t like surprises—so we plan!

COST CONTROL
At Peters we believe in cost control from the project’s inception to completion. During the budgeting phase, we will work closely with the architect to conceptualize the project and establish a realistic budget. Peters' experience with design-build construction will definitely be an asset during this process. While change orders are a fact of life during the construction process, at Peters we will strive to keep them to a minimum.

SELF PERFORMANCE
At Peters we function as a traditional general contractor. We self-perform in the following areas: Demolition, Earthwork, Concrete, Steel, Carpentry, Doors, Finish Hardware, and Specialties. While we self-perform these phases, we are constantly trying to achieve the best value for the owner on the project. Therefore, we will also take subcontractor bids on as many areas as possible to ensure a competitive price. Whether the work is self-performed or subcontracted, the owner can be assured they will always receive Peters Quality and Performance.
